Kai Tsui Court, a home ownership housing estate at Siu Sai Wan, had a building age of less than 3 years and a nice garden design.
Mr. Alex Lai, Supervisor of Centaline's Sun Chui branch, indicated that there was a sharp decrease in transaction volume at Kai Tsui Court since April. Moreover, there was not even one transaction in July.
He pointed out that there were around 13 units being offered at the Kai Tsui Court at $2,000 per sq.ft. A transaction in June was traded at $1,634 per sq.ft., which was a similar level compared to the buy back price of Housing Society. The room for further adjustment in prices was thus limited, and a seesaw pattern developed between buyers and sellers.
